Please telephone +44 (0)17687 72258 to check availability for the week/property you want and then you may use the downloadable forms above right to send your details and deposit cheque. We hold your booking for 3days until we receive your deposit. Or you can secure your booking immediately by paying over the phone by debit or credit card (we charge 2.5% fee for credit cards).

If you wish to borrow a travel cot & bedding, a high chair, or a box of toys, please ask when you book.

You can also pre-order fine meat & game for delivery on your day of arrival. Also celebration cakes, and flowers. We can give you details of our chef who can cook a special meal in your cottage (minimum 8). Please ask for details.

Terms & Conditions:
1. The price payable is for your chosen accommodation for the number of nights stated in your confirmation letter. The price includes heating, electricity, bed linen, towels and tea towels. We require a non-refundable deposit of 1/3 of the price to secure your booking, and the balance 6 weeks before your arrival. We reserve the right to rebook the property if payment is not made on time, the deposit paid will be forfeit. We take payment by cheque, debit or credit cards (a charge of 2.5% is made for credit cards) Your booking is completed when we acknowledge receipt of your booking request, booking form and deposit. Prior to this the booking is provisional, and will only be held for three days.


2. The accommodation must be left in a clean & tidy condition. We reserve the right to charge you if in our opinion the accommodation needs additional cleaning than would otherwise be reasonably expected. We are sure you will take care whislt you stay with us, and we acknowledge that accidents sometimes happen. All damage, loss and breakages must be notified to us immediately. We reserve the right to charge for damages, loss or breakages which we consider to be deliberately or recklessly caused. If the damage is discovered after you leave, you will be notified as soon as practicable. If you are booking High Rigg or a combination of two or more cottages, we require a housekeeping bond of £100. This is held against loss, damage and breakages, or excessive cleaning and will be forfeit if these occur and further charges may be made.


3. Your cottage will be ready by 4pm , please let us know if you expect to arrive much later. We ask that you vacate your cottage by 10am on the day of departure. Children under 18yrs must be accompanied by an adult. The stated maximum number of people occupying a cottage cannot be exceeded. We do not accept single sex groups. Brackenrigg, it's cottages and grounds are for the exclusive use of paying guests.

4. All our cottages are non-smoking. We do not accept pets. You may be asked to leave immediatley if these policies are breached. We reserve the right to charge you further sums if we cannot re-let the cottage until it is fully aired.

5. You must not cause a nuisance or disturbance to neighbouring accommodation or behave in an unreasobale way. The playing of music or any noise which is clearly audible in nearby accommodation is not permitted after 11pm. Breach of this will render you liable for further charges. Alternatively, we reserve the right to ask you to leave immediately.

6. If you cancel more than 6 weeks before your arrival you will lose your deposit, but will not be charged for the remainder of your balance. If you cancel within 6 weeks of your arrival we reserve the right to require payment of the balance and/or retain the full balance of your whole booking, less any costs saved by us as a result of your cancellation (for example if we are able to re-let your accommodation) Cancellations must be confirmed in writing. We suggest you take out travel insurance which provides cancellation cover.

7. In the unlikely event that we are forced to cancel your accommodation, we will attempt to offer you alternative accommodation. If this is not availbale (or acceptable to you) we will refund all monies already paid and confirm that you are not liable for any further payments to us. In any circumstances where you are entitled to compensation, the limit of our liability to you arising from breach of contract is to a maximum of 1.5 times the cost of your booking. If suitable alternative accommodation is available then this is not regarded as a breach of contract on our part, and no compensation is payable. If alternative accommodation is normally offered at a lower rate then you will be refunded the difference, if it is offered at a higher rate then you will not be charged the difference.

8. We have our own private water supply: It is filtered and cleaned by us and tested twice yearly by the local authority.

9. We do not accept liability for damage to your property or injury to you (or members of your party) whilst on our premises unless caused by the negligence of us, or our employees.
